In this scenario your property company will buy a below market value and will either:
Refurb the property to achieve market price. Convert the property into a multi unit, normally multiple apartments.
Adding a up to 6 meters extension and loft space maximizes your gains.
You can choose to sell units or part of them. You are free to mix your strategy with some rent income .
Either way we will help you sell your units to our investors in this very club who prefere Buy to Let strategies. So you may turn that profit very quickly.

Investor Buy to Refinance
For investors looking to invest and recycle their initial deposit to invest in new properties and grow their portfolio quickly.
This is a more complex operation that thanks to the Club will become easy for you.
Your company will buy below market price property that will be converted in multiple units and therefore increase its value. In this scenario you will not sell the properties, but instead will refinance them. It will be done via multi unit mortgage that will pay you 70 to 80% of the new achieved value after refurbishment. You will now be in a position to recover part or whole of your investment in the initial purchase and refurbishment.
Once this is done, the properties will be let for passive income.

For investors looking to buy property to rent instead of live in, a powerful way to invest for those looking to get started in real estate or experienced investors looking to expand their portfolio.
Simple and straight forward. We will pick low risk high income properties that are either ready to let or a short painting and decorating job away to a let.
You will pay solicitors, surveyors, sourcing fees to agents, broker fees, accountants and finally your deposit and you start making money. Our partners will be showing the property while the paperwork runs.
Expect a 20 to 25% deposit to be paid for each purchase.
You don’t want any refurb!? Simply tick the box “No refurb” during your profile set up and we will spare you from any property that requires work.

This scenario has 2 ways to go about it.
It can be ideal for small investors who want to dip their toes into this type of investment or for any body else that wants to jump in to whatever type of profitable real estate investment.
The former allows you to make investments from £5000. We will allocate you shares on the company set up to make the purchase and you will receive dividends according to the income performance and shares you owe based in your investment.
A quarterly report will be sent to you with company accounts.
The same applies to the latter, however more experienced investors may invest larger amounts in larger projects.
The point here is that you retain ownership of the assets via dividends in the specific company created.
